Konut sekt\u00f6r\u00fcnde ya\u015fanan ani so\u011fuma y\u00fcksek fiyatla al\u0131nan evleri sorgular hale getirdi.<\/p>\n<p><b>ABD&#8217;de talep zay\u0131flad\u0131<\/b><\/p>\n<p>ABD y\u00fckselen faizlerin konut piyasas\u0131n\u0131n so\u011futmaya ba\u015flad\u0131\u011f\u0131 g\u00f6zlenen \u00fclkelerden biri. ABD\u2019de 30 y\u0131ll\u0131k konut kredisi faizi ge\u00e7en hafta y\u00fczde 5.78\u2019e ula\u015farak 2008 zirvesini g\u00f6rd\u00fc. Konut kredisi faizleri ortalamada yar\u0131m y\u00fczy\u0131l\u0131n en sert y\u00fckseli\u015fini g\u00f6stermesinin ard\u0131ndan talep zay\u0131flamas\u0131 ba\u015flad\u0131. Zay\u0131flayan talep ise hem konut \u00fcreticilerinin hem de mevcut konut sat\u0131c\u0131lar\u0131n\u0131n fiyatlar\u0131 d\u00fc\u015f\u00fcrmesine sebep oldu.<\/p>\n<p>22 May\u0131s ile biten hafta itibariyle son d\u00f6rt hafta i\u00e7erisinde ABD\u2019de konut sat\u0131c\u0131lar\u0131n\u0131n y\u00fczde 20\u2019si fiyatlar\u0131 d\u00fc\u015f\u00fcrm\u00fc\u015f durumda. Bu oran Ekim 2019\u2019dan bu yana g\u00f6r\u00fclen en y\u00fcksek seviye oldu\u011fu anlam\u0131na geliyor. Hatta salg\u0131n d\u00f6neminde nispeten daha d\u00fc\u015f\u00fck fiyatlar\u0131 ile ra\u011fbet g\u00f6ren Boise, Idaho gibi b\u00f6lgelerde Nisan ay\u0131 itibariyle konut fiyatlar\u0131n\u0131 d\u00fc\u015f\u00fcren sat\u0131c\u0131lar\u0131n oran\u0131 y\u00fczde 41\u2019lere kadar ula\u015f\u0131yor.<\/p>\n<p>Redfin Ba\u015fekonomisti Daryl Fairweather; konut sat\u0131c\u0131lar\u0131n\u0131n; al\u0131c\u0131 piyasas\u0131 bu denli s\u0131k\u0131\u015fm\u0131\u015fken fiyatlar\u0131 salg\u0131n d\u00f6nemindeki gibi art\u0131ramayacaklar\u0131n\u0131n fark\u0131nda olduklar\u0131n\u0131 d\u00fc\u015f\u00fcn\u00fcyor. Pandemi uygulamalar\u0131 kapsam\u0131nda 2020 ve 2021 Temmuz aylar\u0131 aras\u0131nda 500 bin pound tutar\u0131na kadar olan konut sat\u0131\u015flar\u0131nda damga vergisi muafiyeti uygulanan \u00fclkede, Londra merkezli gayrimenkul dan\u0131\u015fmanl\u0131k \u015firketi Knight Frank\u2019ten Tom Bill\u2019e g\u00f6re konut fiyatlar\u0131 ekonomiden kopuk olarak h\u0131zla y\u00fckseldi. \u0130ngiltere Merkez Bankas\u0131 ge\u00e7en aylarda faizleri tam 5 kez art\u0131r\u0131rken devam\u0131n\u0131n da gelmesi bekleniyor. Ukrayna\u2019da ya\u015fanan sava\u015f nedeniyle \u00f6zellikle artan enerji fiyatlar\u0131 ve in\u015faat i\u015fg\u00fcc\u00fcndeki s\u0131k\u0131\u015f\u0131kl\u0131klar durumu daha da zorla\u015ft\u0131rm\u0131\u015f g\u00f6r\u00fcn\u00fcyor. Son gelen verilere g\u00f6re; 2022 y\u0131l\u0131 Nisan ay\u0131nda bir \u00f6nceki aya g\u00f6re y\u00fczde 10,2 oran\u0131nda artan Konut Fiyat Endeksi, bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re nominal olarak y\u00fczde 127,0, reel olarak ise y\u00fczde 34,9 oran\u0131nda artt\u0131. Sekt\u00f6r\u00fcn en \u00f6nemli \u015fehri olan \u0130stanbul\u2019da art\u0131\u015f y\u00fczde 142, Rusya\u2019n\u0131n Ukrayna\u2019y\u0131 i\u015fgali ile talebin art\u0131\u011f\u0131 Akdeniz b\u00f6lgesinde Mu\u011fla, Ayd\u0131n ve Denizli\u2019de y\u00fczde 146, Antalya\u2019da ise y\u00fczde 158 ile en fazla artan konut fiyat\u0131 olan \u015fehirler olarak yer ald\u0131. T\u00fcrkiye\u2019de birim metrekare fiyat\u0131 2022 Nisan ay\u0131nda 10.574 TL olurken, ge\u00e7en y\u0131l bu rakam 4.200 TL seviyelerindeydi. \u0130stanbul\u2019da ise ortalama 100 metrekare bir
